Burlington Northern Santa Fe (BNSF) enlisted Hanson’s help to support planning and inform decision-making for near-term and future industrial development of its Mark IV logistic center in Fort Worth, Texas.
Hanson researched comparable BNSF-owned parcels with existing infrastructure, potential land use, zoning, economic development and site constraints. The team’s services included:
- a wetland delineation
- a site geotechnical investigation
- desktop data collection and due diligence
Initial deliverables included a 10% concept plan, which considered anticipated customers and associated operational needs.
BNSF also asked Hanson to provide a drainage study and water and sewer loading studies to support platting efforts. Hanson developed HEC-RAS and HEC-HMS models to evaluate runoff volumes and flow rates, analyze detention pond sizing, and adjust the design to increase the rate at which water joined receiving channels to accommodate the site’s location in the floodplain. Hanson submitted models and addressed reviewer questions and comments.
Based on the site’s unique location within the floodplain, Hanson determined that directing approximately half of the site’s stormwater to receiving channels more quickly, bypassing the stormwater ponds, would benefit the project. Hanson submitted the supporting models and documentation to the city, which accepted the analysis and proposed drainage approach.
